These are real market ranges, not fixed prices. A simple-cove bedroom sits at the bottom of the per-sqm range; a coved, trayed, curved living room with cove lighting sits at the top. The firm quote follows a free site measure.
The Five Things That Move the Price
1. The Design Itself
This is the biggest lever by far. A flat or single-cove ceiling is fast; a multi-level tray with curves, a centre panel and a cornice run is slow, skilled handwork. You are paying for hours at the ceiling, not for plaster by the bag.
2. The Room Area
POP is priced largely per square metre, so a 20 sqm bedroom and a 60 sqm hall are not in the same conversation. Measure your room before you ask — length times width gives you the area that drives the quote.
3. Ceiling Height and Access
A high or awkward room needs scaffolding and adds time to every stage. A standard-height bedroom is quicker to reach than a double-height living room, and the quote reflects it.
4. Cove Lighting and Light Positions
Every integrated LED cove channel and every light position is set out and built into the ceiling. More lighting is more design and more electrical coordination — it is worth it, but it is real cost.
5. Removing an Old Ceiling
If an old ceiling has to come down first, that is genuine work and belongs in the quote rather than hidden in it. Ask whether removal is included before you compare two numbers.
How to Read a POP Quote Honestly
A good quote tells you the area, the design, and what is included — removal, lighting, finishing and decoration. A number with none of that behind it is a guess. If one quote is far below the others, the honest question is what has been left out: the framing, the curing time, or the finishing. POP that is rushed to hit a low number is where cracking starts.
